1. When leaving home, turn off the water at the main valve and drain water from the lines. Turn the Electric water heaters off at the circuit breaker in the panel box. Turn Gas water heaters off or put them in vacation mode. Turn off re-circulation pumps.

2. Maintain your air conditioner by cleaning and checking it once or twice a year. Change the filters regularly. The inexpensive, pleated filters will suffice.

3. Monitor the humidity and maintain a 55% or lower level by setting the thermostat between 76 – 78 degrees. Set the thermostat to AUTO-FAN and avoid turning the Fan ON, as it will only circulate moist air. Do not open sliders or windows when the AC is operating.

4. Regularly brush, flush, and check for leaks, especially in infrequently used bathrooms. Look for leaks behind the toilet and under all sink drains. Discolored grout lines may indicate water leaking from the toilet or shower under the floor. Consider replacing rubber supply lines with stainless steel, braided lines.

5. Conduct your home watch visit. Check all ceilings, walls, and baseboards for anything irregular. Spots and stains could indicate wetness or a leak. Baseboards separated from the wall could be a sign of moisture. Clean out your pantry and remove anything that can melt or spoil from your fridge when leaving for an extended time.
